Boundary Identification

There are numerous reasons why clients require an identification survey.

Council has imposed a boundary survey as a condition of approval pertaining to a Development Application. It could be the new shed or extension is to be built on the boundary or close to it.

Requirements for your builder before constuction commencement.

Erecting a new fence and the boundary position is unknown.

Disputes between yourself and your neighbour over the position of the boundary.

A new dwelling is being constructed on your common boundary and you are of the opinion they are encroaching on to your property.

Land Division

The division of land can be performed utilising a number of different titling options. These include Torrens Title, Strata Title, Community Title and Community Strata divisions.

Torrens Titles: A Torrens title is a single certificate of title for an allotment of land. It is the most common type of title and all transactions such as transfers of ownership are registered on the certificate of title.

Strata Titles: Usually associated with townhouses, units and commercial property. Divides land into units owned by individuals and contain shared common areas. Boundaries are defined by reference to parts of the building and not by surveyed land measurements.

Community Titles: Division of land into at least two lots and an area of common property. A community title is issued for each lot and common property relates to shared area such as driveways or service infrastructure.

Community Strata: Lot boundaries defined by reference to buildings on the community parcel. The buildings form part of the common property in which responsibility for maintenance is shared between the community.

Easement Plans

Similarly to Lease Plans a Plan for Easement is required to uniquely define the extent of the easement, the parcel over which the easement is to be granted and the parcel which will hold the easement rights. Plans for Easement have been prepared for private individuals and service infrastructure providers.

Level and Contour Plans

Site levels are an important requirement for the design process for houses, subdivisions, road construction, provision of infrastructure. The data is produced as a hard copy plan and an electronic file in cad format.

Road Opening & Closing

There are numerous road reserves (mainly in rural areas) which have never been made. It is sometimes prudent to close these roads and amalgamate them with adjoining land. In other cases the made surface of the road is not within the road reserve. This involves an exchange of land to open new portions and close unused portions. Councils and private individuals have instigated these processes.

Lease Plans

It is a requirement of the Real Property Act that all leases for a term in excess of 5 years must be registered on the Certificate of Title at the Lands Titles Office. In this case the term of the lease includes any rights of renewal or extensions. In order for the lease registration to occur the lease premises must be uniquely defined on a plan lodged at the Lands Titles Office as a Plan for Lease. We can prepare such plans.
